  • +12% needs 6% above the project record. The last four years did more.
  • 21 Anderson, 360 m away, resold at S$4,706 psf on average. The 8A Orange Grove freehold site drew a S$3,099 psf ppr bid; it needs S$4,493 psf to break even.
  • Buyers here: 45% Singaporean, 20% PR, 23% foreign, 12% company.

Watch

  • 36-month growth is only +1.2% a year. The gains came in 2022–24, then flattened.
  • Furthest of the six from Stevens. It is an Orchard address.
  • 2010 build. Check the private-lift lobby and the facade upkeep.

  • 12-month type growth +10% a year. The 36-month figure is flat because 2023–24 was soft.
  • Plan checked: master plus bedrooms 2, 3 and 4, three en-suites, helper's room, private lift. The closest of the six to an MRT.

  • +12% = S$8.60M (S$3,372 psf). +20% = S$9.22M (S$3,613 psf).
  • The 2,928 sqft type already sold at S$3,002 psf in Apr 2026. The exit needs 12% above that.
  • Two 99-year GLS sites within a kilometre (Bukit Timah Road, Nov 2025; Peck Hay Road, Jun 2026) break even above S$3,100 psf and complete around 2030.
  • Buyers here: 40% Singaporean, 29% PR, 23% foreign. The broadest buyer mix of the six.

  • Floor not stated. The photos show a low floor over the pool. Confirm the level before offering.
  • Second unit in the project asks S$7.99M for 2,508 sqft. Do not pay that.

  • Thin: four 4-bed caveats in three years. Hold the full four years.
  • Ask which floors are left. The photographed unit looks like a low floor.

  • Buyers: 59% Singaporean, 27% foreign. The highest foreign share of the six.

Watch

  • No 1,959 sqft caveat in two years. The 2,077 sqft sold at S$2,735 psf in Jul 2025.
  • Ask is 5–10% above every recent psf. Open at S$5.5M. Fair is S$5.4M–5.6M.
  • No floor plan on the listing. Get it before viewing.

Scores across this pocket are low or unavailable because each project sells only a handful of 4-beds a year, which starves the liquidity and growth terms. Read the caveat and rent columns first. Growth is BuySafe's size- and floor-adjusted estimate for the type, per year; "n/a" means too few sales to estimate. Exit psf divides the +12% and +20% sale prices by the unit's area. Rent is the average of the latest URA rental contracts for the unit's size band via EdgeProp (leases from Jan to Jul 2026): Ardmore II 19 contracts, Goodwood 5, Treasure 2, Cyan 3, Signature at Lewis 2, Orange Grove 3; Belmond Green has no contract for the penthouse size. Gross yield is that rent over the asking price. The best rent here, Goodwood at S$16,000–17,400, covers about 70% of its instalment at 2.5%. These are homes to live in and sell, not yield plays.

Scale the funds tile to the unit: the S$4.0M Signature at Lewis unit needs about S$1.18M up front, the S$7.68M Goodwood unit about S$2.32M.

Needs about S$1.3M–2.7M up front and S$30,000–59,000 a month of household income. Four groups buy at this level in this pocket, and the caveats say who they have been.

Singaporean upgraders and downsizers

40–83% of buyers across the seven projects. Landed owners in Bukit Timah and Balmoral trading a S$8M–15M house for a lift, a pool and one floor. Families moving up from a D10 or D11 3-bed for the ACS and SCGS radius.

Permanent residents

5% ABSD on a first home. 29% of Goodwood Residence buyers and 20% at Ardmore II. They want the school radius as much as the address.

Foreigners at local rates

US, Swiss, Norwegian, Icelandic and Liechtenstein nationals pay Singaporean ABSD under free-trade agreements. Foreigners were 23–27% of buyers at Ardmore II, Goodwood, Cyan and Belmond Green.

Priced out of new launches

21 Anderson at S$4,706 psf. The Giverny Residences at S$3,250–3,750 psf. Dalvey Haus at S$3,900 psf. The Bukit Timah Road and Peck Hay Road GLS sites launch 2027 above S$3,100 psf on 99-year land. These six exit at S$2,450–3,600 psf, freehold, with more floor area.
